Barratt London and Places for London exchange on High Barnet | RailBusinessDaily
Barratt London and Places for London have announced the contract exchange at a site in High Barnet. The site is the second development to be unlocked by the West London Partnership, which was established in June 2024. Over the next decade, the West London Partnership will deliver more than 4,000 new homes – many of which will be affordable – with an estimated value of £1.9bn.
Places for London appointed Barratt London as its official delivery partner to unlock delivery of much-needed new homes in West London in 2022. The two organisations have previously partnered on the now-complete Blackhorse Road development in Waltham Forest and are currently working on site to deliver 450 homes at Wembley Park Gardens, next to Wembley Stadium in Brent. Last year the partners received planning for a development on Bollo Lane in Ealing, close to Acton Town Tube station. This will be the first development formally delivered through the West London Partnership and will see works commence on 900 new homes – including around 100 affordable homes – in early 2025.
The West London Partnership, which is Places for London’s largest partnership to date, will operate across West London including London Boroughs of Barnet and Ealing and unlock 60 acres of underutilised land, all with excellent transport connections. Across the partnership, 50% of the homes delivered will be affordable, either through rented or intermediate tenures.
The new site at High Barnet station is a significant development for the West London Partnership, delivering approximately 300 new homes alongside small-scale commercial uses that will enhance the station area. The development will target to deliver 40% affordable homes, helping to boost access to housing for residents in Barnet, with construction due to begin in 2026, and all homes to be completed by 2029. The development plans replace any previous plans proposed at this location by Places for London.
In addition to increasing housing supply, the West London Partnership will deliver approximately 285,000 sq ft of commercial space, with an estimated 9,600 direct and indirect jobs being created. Helping to train the next generation of talent, the partnership includes continuous funding for Places for London’s Educational Engagement Programme and will contribute £1.5m over the partnership’s lifetime to help build young people’s careers in construction, improve diversity and retain future talent. Barratt London is also an active partner in the programme, including co-ordinating operations alongside providing volunteering and work opportunities.
More than £60m will also be contributed across the boroughs in S106 and Community Infrastructure Levy payments, with separate dedicated Community Grants to support local charities and organisations.
A robust set of sustainability commitments were established in the initial phases of the partnership, with Places for London’s Sustainability Development Framework and Barratt London’s Environmental, Social and Governance (ESG) Strategy working together. Significant commitments include achieving Housing Quality Mark (HQM) 4.5 Rating and BREEAM Excellent for the commercial units, both of which underpin the partnership’s commitment to creating healthy places for people and planet
