Cupboard in Grade II listed London building hits market for £250,000
Moving to London sometimes must come with an acceptance that you’ll likely have next to no space.
And with one of the highest population densities of any European city (5,598 people per square kilometre, 15 times denser than the rest of England), it’s to be expected.
But now, epitomising the state of the London property market, an ex-caretaker’s cupboard in a Grade II listed building has hit the market for £250,000.
Yes, it’s as small as you’d imagine it to be. It barely reaches 3ft wide at just 75cm at the tightest points, meaning that whoever becomes the lucky owner of this property will be able to touch both walls at the same time.
You might be wondering what the appeal is: and it’s undoubtedly its prime location, a mere stone’s throw from the likes of the Natural History Museum and the Victoria and Albert Museum in Zone 1 South Kensington.
There’s the classic white stucco frontage and doric porches that have become synonymous with some of the most elite locations in the Big Smoke – all for a fraction of the price of the average London property.
As data from Zoopla suggests, over the last year, the average home in the capital has fetched £685,264 – over twice as much as this cosy little caretaker’s cupboard.
However, when comparing it with nationwide averages, it’s inevitably bad news. Gov UK finds that the average UK house price currently rests at £282,000 (as of January 2024) – AKA, only a fraction higher than the cost of this West London cubby hole.
Wondering how you might be able to make it work? As per data from PurpleBricks, the typical monthly mortgage payment on this type of property would be £1,115.31 per month.
But that’s not the only cost you’ll need to factor into your budget, as the annual ground rent costs £100 and the service charge is £1,380 for the same period.

It’s likely to accrue in value though, as the seller bought the quirky listing for £80,000 over 20 years ago, as per reports in the Evening Standard, and it’s now increased in price by over threefold.
